The Dubai residential market entered 2026 with transaction volumes still growing above the ten-year average. Off-plan continues to dominate — nearly 60% of primary transactions in the last quarter — as buyers seek Emaar, Nakheel, Meraas and Select Group's payment-plan flexibility. On the secondary side, Downtown Dubai, Palm Jumeirah, District One and Dubai Marina remain the four postcodes that consistently deliver both capital growth and liquidity.
